Designing for People, Planet & Purpose
Routeco’s vision for their new CAT B unit is clear: a workspace that balances innovation with sustainability and embodies their ethos of people, planet, purpose. With a focus on adaptability, efficiency and environmental responsibility, the new state-of-the-art facility will support their employees.
In targeting BREEAM Excellent certification, Routeco set high standards for energy efficiency, occupant wellness and environmental impact.
We explored what it means to be “SMaRT” for Routeco, what others are currently doing, and what’s possible. We also defined the organisational and technical structures required to realise their vision.
Defining the SMaRT Framework & Stakeholder Alignment
A building is only as intelligent as the organisational structures behind it. Working in collaboration with the Routeco team we examined processes and details surrounding: experience, sustainability, maintenance and insights. From user interfaces, to middleware and the roles and responsibilities that play a crucial role in providing clarity, accountability and coordination for successful deployment.
Through in-depth stakeholder engagement spanning workshops and document reviews, we gathered insights to create use cases, again placing emphasis on these four key dimensions.
Sustainable Solutions with Scalable Design
Routeco sees sustainability as a core driver of this project, demanding prioritisation of energy usage and space utilisation insights.
Additionally, flexibility for a scalable modular approach allows for phased implementation. This means SMaRT infrastructure can be focused in certain functional areas initially. With scope for it to be rolled out to wider spaces at a later date. Containing initial investment, without compromising long-term potential.
Enhanced User Experience & AI
Technology shouldn’t feel complex or intrusive. A seamless experience for employees and visitors is crucial. Intuitive systems should reduce friction during adoption. From digitalising the employee and guest experience to centralising building management, SMaRT features must be chosen with usability in mind.
Utilising the Routeco vision we were able to set out a proposed technology stack with considerations. An important feature is the ability to understand how they could utilise existing software and platforms within their portfolio. We also examined the use of AI to further enhance predictive maintenance and operational efficiency.
The ability to continuously measure and adapt systems over time will ensure the workplace can evolve with the organisation’s needs.
Building a Roadmap for Future Capabilities
Looking toward the future, we provided a roadmap designed to future-proof the building. This covered provisioning for advanced layers of technology, such as enhanced digital interfaces, additional energy modules, and more granular monitoring systems. And made recommendations for further accreditation.
